INITIAL OVERVIEW FOR NEW SITES/EXISTING PROJECTS
An invaluable aspect to our advice is attending site, reviewing scheme options, providing an initial overview of the risks and devising a strategy to resolve the issues. Such advice can benefit development appraisals, early design strategies and scheme maximisation.
SITE PROTECTION FROM ACCRUING PRESCRIPTIVE RIGHTS
As a proactive approach to preventing future rights of light issues arising, we offer a service that advises on strategies to deal with adjacent developments coming forward, such as serving light obstruction notices (LONs).
TECHNICAL ASSESSMENTS
We undertake the detailed CAD modelling using the latest software, extracting out the conventional technical assessment results, as well as providing radiance based assessments where appropriate. We will work closely with architects, land surveyors and other design team members to pull together the technical assessment model as efficiently and cost effectively as possible.
REDESIGN SERVICE
Where risks arise, we provide advice on alterations to the proposals to establish a lower risk and/or where other areas of the development might be increased. We have a great appreciation for the design process, understanding the constraints imposed by legislation and technical input from other team members, and therefore seek to provide a workable revised solution.
STRATEGY AND RISK ADVICE
Using our experience, we provide tailored advice on how best to mitigate or reduce risks arising from development. It is not always the case that one set of advice will apply to all situations, and we pride ourselves on first fully understanding the client’s needs/aspirations.
NEGOTIATIONS/ DISPUTE RESOLUTION
Where issues arise and form a dialogue between the developing party and an adjoining owner, we provide a service that aims to bring the matter to a reasonable conclusion. This could result in changes to a scheme proposal, or agreeing a monetary compensation sum in lieu. We will work with developers, architects, solicitors and adjoining owners to fully document the final agreed solution.
EXPERT WITNESS
Where matters cannot be resolved amicably, we offer a service to act as an expert witness. Initially we would liaise with the relevant legal teams, providing a proof of evidence and then giving evidence in Court when needed.
DUE DILIGENCE REVIEWS
Where development partners and/or funders require an impartial overview of a development, we are able to review a competitor’s report, provide advice on the risks, and summarising the effects so that key decisions can be taken.
